OUR DOCUMENTATION AND PROCESSING
  • We are in constant consultation with our legal partners and other professionals to ensure our documentation, lease agreements and the like are not only fully compliant with new legislation but also meet two other core criteria 1) Being fully protective of our landlords 2) Reflecting the latest trends and needs of the industry
  • Applicants are advised by Email or Fax, upfront as to what the process is that will be followed, what their costs are and what will be required of them. No confusion later and super fast processing once they have decided.
  • We ensure all documents and lease are properly completed and is done with proper guidance to the tenant - obligations and responsibilities are fully explained to prevent misunderstandings later
  • Stamp duties if applicable are paid
  • Copies of all documents are distributed to both Landlord and Tenant with fully availability via a dedicated web portal so that both parties have access to any information - at any time.

SCREENING AND APPROVAL
  • Prospective tenants are screened comprehensively to ensure we filter through only the best. In this manner we ensure minimal risk to our landlords and investors. We for instance abide by a strict criterion that no rental may exceed 30% of the applicants income.
  • To this end we do TPN (Tenant Profile Network) checks, Full FICA verification ensuring ID correctness etc, property network tenant screeningReference checks on current employment period and Confirmation of current salary.
  • In addition to th estandard checks, we also contact current and previous landlord’s and of course do full credit bureau checks and profiling
  • Once we have ensured proper financial capacity and credit worthiness we further attempt to profile the client so that we can properly match tenants with properties. This ensures tenants stay longer and it is a well known fact that properties are better cared for by longer term tenants
  • All of this intensive screening ensures that you the landlord can rest assured that your interests are being looked after and your risk kept to an absolute minimum

INTENSIVE MARKETING
  • Even though many will tell you that because of demand, it is enough for instance to simply advertise in a local property guide, experience has taught us that if we want to catch the biggest fish i.e the best possible tenant for your property, we need to cast our nets wide. The larger the applicant group the better chance of getting that perfect tenant
  • We will therefore advertise and market your property on the two core listings portals Private Property and Property Junction. In addition, we will also place the property on community based services such as Gumtree and OLX. Of course the rental listing is also placed on our own website which is widely recognised as the most informative property website in South Africa and draws an immense amount of visitors as a result.
  • Then we also place a print media advert in the local property guide ensuring those without regular internet access also are aware of the property
  • Also, we tap into our existing database of prospective tenants as well as make other agencies aware of the listing in case they have tenants whose needs they cannot meet
  • Depending in the urgency and/or difficulty of the rental we might also consider neighbourhood pamphlet drop making other aware that the property is available - thereby tapping into word of mouth advertising.
  • All in all a comprehensive campaign to ensure we canvass as many prospective tenants as possible!
