BASED VALUATIONS
- We provide professional
guidance on market related
rentals based on many years of
experience
in the industry – we know for instance the ceiling levels of
different
suburbs - which extras can demand a higher rental and so on.
- Prior to advising you on
a rental amount for
your property, we investigate what else is available i.e your
competition, as
well as keeping you abreast
of what
the rental market is doing in general - is it high demand or low?

MANAGEMENT
- We have over the years
established a relationship with
various contractors and can provide cost effective and time efficient
solutions
to minor repairs required to the premises
- You are in control of
what expenditure we incur by
means of the mandate agreement which stipulates the amounts we are
authorised
to spend without approval
- By
dealing swiftly with minor repairs, we ensure a happy tenant as well as
prevent
problems escalating to a point where major costs are involved
COMPREHENSIVE
INSPECTIONS
- Our inspections are
comprehensive and even detail whether
the property has Energy Saver bulbs or normal incandescent bulbs. We
look at
every nook and cranny so as to ensure we can hold the tenant fully
responsible
for and faults at the expiry of the lease

- Prior to occupation, we
undertake one of these
comprehensive inspections as well as prepare an inventory list of all
fittings,
movable and accessories - and of course keys. No squabbling afterwards
about
whether there were rings on the curtain rod or not. The tenant, prior
to moving
in has to sign the inventory and inspection list accepting
responsibility.
- An interim inspection
after 6 months to ensure the tenant
is maintaining the property and to ensure repairs are done prior to
becoming
serious. If a tenant causes us reason for
concern, we might increase the number of inspection we undertake -
giving
you the assurance that we care for your property as if it were our own.
- Copies of inspection
reports are provided to the landlord
with any recommendations we might have.
- Termination
inspections are done just prior to tenant vacating the property and we
then
provide them with a schedule of repairs that need to be undertaken -
failing
which we recover these from the deposit held
FINANCIAL
MANAGEMENT
- All or some of your
property related expenses paid on
your behalf - you choose which - on the due dates
- We
render the Lessor a monthly statement of account as well as a statement
at the
termination of the lease, setting out all monies received and
disbursements
over the period to which the statements relate - ensuring easy tax
compliance as
well as management
CREDIT
CONTROL AND LEGAL PROCEEDINGS
- Swift and efficient
follow up on defaulting payments
- Reports sent immediately
to Lessor as to the situation
and an expected remedy solution and date
