DEPOSITS
HELD
- Deposit amounts are not chosen randomly
but are based on
the result of the screening and credit worthiness checks
- We
do not operate on the industry norm of 1 months deposit, but always
endeavour
to obtain at least another half month deposit as well as additional
deposits
for services if these are in the landlords name. In short, we strive to
minimise once again any risk our landlords might have, by maximising the security
we hold.
THE
VIEWINGS
- We will arrange
certain
viewing times for the property
and it is the responsibility of applicants to slot in with these. This
is done
to create minimum disturbance for the current tenants or the owner
- Experience
has also shown us that this creates an auction type of atmosphere and
prospective tenants than make quicker decisions in the light of the
perceived
“competition”
- Wherever possible
viewings are done with our staff member in attendance to close the deal
on the spot, as well as answer any qauestions that might arise -
compare that to the many agencies that simply hand out the landlord or
current tenants number to make their own arrangements.
ADDED
VALUE SERVICES
We
will also provide additional services to the Lessor to assist in the
management
of their property.
Please
bear in mind that dependent on complexity and frequency an additional
charge
may be levied for these
- Obtaining quotes and
estimates on major repairs or construction
- Attending to major
repairs and construction authorised by the Lessor
- Reconciliation of
Rates/Levies and other service accounts
for the Lessor
Tenants renting a Rent-Smart / Property
Network property
have the opportunity to have their rent guaranteed for a period of 3 to
6
months in the case of any of the following mishaps:
- Death
- Disability
- Dread
Disease
- Retrenchment
This provides not only the
tenant with peace of
mind, but also provides additional security to the Lessor and we
endeavour in
each rental to put this in place
SOME
FINAL COMMENTS
Although
each branch is responsible for the properties
they manage, there is a dedicated administration and credit control
staff based
in Cape Town that provide the core administrative and finance services
to the
entire group. These staff are each dedicated to core functions within
the lease
administrative process and are well experienced in their areas of
expertise.
This means that each branch
is
free to manage the other
niggly aspects of property management without having to focus on admin
-
resulting in a better, more personal service to our landlords.
All the talk is fine, but what does our track record say
about us? In our case of course, our track record and references are
our
biggest advertisement!
Industry records reflect a
disturbing rate of defaulting
tenants - and we all are aware of the growing number of evictions that
are
